Staging FAQ’s
How can I benefit from Home Staging?
In today’s competitive real estate market, you must make a stunning first impression with buyers because your first impression may be your last. Victoria Staging & ReDesign will optimize your home’s appeal so buyers can actually see themselves living in and owning the home. By creating that emotional connection, you will have a significant advantage over other homes in the market. Staged homes will sell 6% to 7% higher and faster than non-staged homes.
Can I afford to hire a Professional Home Stager?
Hiring a professional stager can get you a 200-300% return on investment. If you want to avoid the stress of having your property sit on the market for months, if you want to avoid the hassle of endless showings, or the loss in profits from price reductions, then you can’t afford not to hire a Professional Home Stager. The results will be worth every penny spent.
Doesn’t a vacant home look more appealing than a staged home?
Vacant homes sell much slower than staged homes due to the fact that only a mere 10% of home buyers can actually visualize the potential of a home. Since most buyers cannot visualize size and scale, the furniture helps to give them a frame of reference. This is why having a vacant home professionally staged is so important. Staged homes sell for more and in half the time than homes that are not staged. It’s a common misconception that vacant homes appear larger to buyers than staged homes. Proper placement of furnishings will actually help a room appear larger and more spacious. At Victoria Staging & ReDesign we know how to draw the buyer’s eye where we want; we will accentuate the best features of the home while minimizing any negative.
How can you stage a home if the sellers are living in it?
Victoria Staging & ReDesign will work with the seller’s existing furnishings to redesign rooms for optimum appeal. We pay close attention to the proper balance, function, and scale in each room. Proper furniture placement and the use of home accessories will draw the buyer’s eye towards the positive features in the home. We will assist you in looking at your home through a buyer’s eye. We also provide you with after photo’s for your reference to quickly put the house together before a showing.
Why can’t I just stage my own home?
Home sellers are usually incapable of successfully staging their own home. Why? Because our homes are like our children, we don’t always see them as others do. We’ve gotten used to the way it looks and in fact it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. We look at the home as a whole and not just room by room. Most sellers don’t “stage” homes everyday, we do.

WHAT IS HOME STAGING?
At Victoria Staging & ReDesign home staging is using our experience in marketing and decorating techniques to invite buyers to envision your house as their HOME. We use the art of “positioning” to create several “emotional connection points” throughout the house so that when buyers step into it they FEEL HOME. This is it; this is the one. We are eight critical steps away from selling your home quickly and for more money with our FEEL HOME techniques as listed below:
1. First Impressions – Room by room we will walk through and take note of our first impressions. What grabs us? What glares at us? What gives to us a feeling of home?
2. Eliminating Clutter – We will start packing things away in order to create a more open, clean and spacious feel. People buy square footage.
3. Emphasizing the Positives and Downplaying the Negatives – Finding the natural focal points, we will emphasize what we love about the room and distract from the negative aspects of the room.
4. Lighten Up – Focusing on lighting and color, we make each room into a bright, warm, and inviting space.
5. Home Buyers Appeal – In order for a buyer to feel at home, they do not need to be reminded that this someone else’s home. We will “de-personalize” the space while retaining its warmth.
6. Obligation of Cleaning/Repairs – The dirty work is sometimes overlooked because you have lived in the home for so long. Let’s get rid of the buyers’ mental “repair list” by doing it ourselves.
7. Modernizing – By updating your style and building simple accessories out of what you already have, we will create clean lines and form. In some cases, we’ll recommend purchases as valuable “investments” in the staging process.
8. Emotional Connection Points – We want to create the “WOW” factor. This is a huge focus for our strategy. We build these connection points so the buyers subconsciously desire this home.
